What it is actually like
Punta Popy is the stretch of beach east of the town where the wind gets up in the early afternoon and the kitesurfers come out. It has a different rhythm from the western beaches — less sunbathing, more doing — and it draws a younger set of owners.
It is also where most of the new condominium construction of the last decade has landed. That means more supply, more choice, and more variation in quality than anywhere else on this list. Some of it is very good. Some of it was sold off-plan by people who have since left the country.
Taken carefully, it is the best value on the coast: newer buildings, CONFOTUR exemptions on many of them, and walking distance to town. Taken carelessly, it is where foreign buyers most often overpay. We know which buildings have a functioning administration and which do not.

New-build condos
$140k – $360kOne to three bedrooms in developments of twenty to sixty units, many with CONFOTUR status. Check the completion record of the developer, not the brochure.
Beachfront apartments
$280k – $550kFront-line units on the eastern beach. Strong short-let demand, and the wind keeps them cool.
Townhouses
