What it is actually like

East again past Punta Popy, the coast turns and the water goes flat. El Portillo is the calmest swimming on this side of the peninsula and the greenest stretch of the coastal road — you drive through coconut plantation rather than past walls.

The old airstrip sits behind it, which historically kept the area residential rather than commercial, and the result is a low-density strip of gated villa developments, a few small hotels, and parcels that are still large enough to matter.

It suits buyers who want land and calm water but are not willing to be fifteen minutes from a supermarket. You are close enough to town that an evening out does not require planning, and far enough that you hear the sea instead of a generator.

The case for and against

WHY BUYERS CHOOSE IT

  • The calmest swimming water in the Las Terrenas area.
  • Real space — plots here are larger than anything in town.
  • Ten minutes from the supermarket, not thirty.
  • Gated options exist if you are leaving the house empty for months.

WHAT TO GO IN KNOWING

  • Very little walkability; a car is not optional.
  • Some communities have high and rising association fees.
  • Quieter in the evening — there is essentially no nightlife.
  • Road access on some interior parcels is informal. This is a title issue, not a detail.
