What it is actually like
Las Ballenas is where the town beach begins. The name comes from the rock islets a few hundred metres offshore, which shelter the swimming and give the whole stretch its calm, pool-like quality at low tide.
This is the most usable beach in Las Terrenas for anyone who actually wants to live here rather than visit. You can be in the water in five minutes and at the bakery ten minutes later, on foot, without ever starting a car. The buildings behind it are mostly low condominium blocks and older town villas on generous plots.
It is busier than Bonita or Cosón, and on a Sunday afternoon in high season it is properly busy. If that sounds like a defect, buy further west. If it sounds like the reason to live in a town rather than a compound, this is the strip.

The case for and against
WHY BUYERS CHOOSE IT
- Genuinely walkable to shops, school, market and restaurants.
- Sheltered swimming thanks to the islets — good for children.
- The most liquid rental market on the peninsula.
- Lock-and-leave works here; the building looks after itself.
WHAT TO GO IN KNOWING
- Busy in high season, and noisier than anywhere west of it.
- Condo quality and management vary sharply block to block.
- Parking is a real constraint on the beach road.
- Less privacy than a stand-alone house anywhere else on this list.
