What it is actually like
Cosón is the beach people photograph and then fail to find. It runs west from the Bonita headland in a single unbroken arc, backed by coconut plantation rather than by development, and on a weekday in September you can walk an hour of it without meeting anyone.
That emptiness is not an accident of fashion. The road in is good but indirect, there are no shops on the beach, and almost nothing here is walkable. What the beach has instead is width — deep sand that does not disappear at high tide — and the two hotels at the eastern end have kept their footprint low rather than building up.
For a buyer this is the part of the peninsula where land is still sold by the hectare rather than the square metre, and where a serious house can sit on its own ground with no neighbour in the sightline. $60–150 / m²Titled land in depth rather than in frontage. Check the sixty-metre maritime zone before you value anything as beachfront.
Owner-built villas

$250k – $700kSecond-row plots with beach access rights. Cheaper, and in a hurricane year you will be glad of the trees between you and the water.
