What it is actually like
Las Terrenas is a functioning Dominican town that happens to have a beach, not a resort that happens to have residents. The pueblo is the proof: a Tuesday market, three bakeries, a hardware shop that can actually find the part, two decent clinics, and schools that European families use.
For a buyer this matters more than it sounds. It is why the place does not empty out in September, why contractors and staff actually live here, and why a house bought here has a rental market beyond eight weeks of winter.
What you do not get in the pueblo is beachfront. You get apartments above shops, older houses on tight plots, and the occasional commercial building. Buyers who want a year-round base and a short commute to everything choose here; buyers who want a view do not.

WHAT TO GO IN KNOWING
